Sutton's average home reached £446,775 in June, up 0.4% in a year while London fell 2.5%. Only 14 of 33 boroughs rose. Prices by type, and how the neighbours compare.

The average Sutton home was worth £446,775 in June, £1,731 more than a year earlier. That is a rise of 0.4%, and in the London of summer 2026 it counts as a decent result.

The figure comes from the UK House Price Index for June, published by HM Land Registry on 19 August 2026.

Sutton is in the smaller half of London

London as a whole fell 2.5% in the year to June, to an average of £553,870. England rose 1.8% to £293,262.

Comparing every London borough on the same Land Registry release, prices fell in 19 of the 33 and rose in 14. Sutton is 13th, near the bottom of the risers but on the right side of the line. The falls are concentrated in the centre and they are steep: Westminster down 25.4%, Kensington and Chelsea down 14.7%, Hammersmith and Fulham down 13.3%, Camden down 7.1%. The strongest risers are all outer boroughs, led by Barking and Dagenham at 4.3%.

Sutton is also one of the cheaper places left in the capital. Only Barking and Dagenham, Croydon, Newham and Bexley have a lower average.

Houses up, flats down

The borough total hides a clear split by property type. Year on year to June 2026:

Terraced homes are now worth more than the borough average, which is unusual and reflects how much of Sutton’s stock is flats. The detached average has stayed above £1m for the year, but it has come down £11,400 from £1,033,708.

The average paid by a first-time buyer in Sutton was £366,802, up 0.5% on the year. Buyers using a mortgage paid £452,997 on average; cash buyers paid £423,683.

What a home costs across the border

The gaps around Sutton are large and they moved in different directions this year:

  • Croydon £394,736, down 1.9%. About £52,000 cheaper than Sutton, and the gap widened.
  • Reigate and Banstead £480,481, up 0.4%. Almost the same trajectory as Sutton.
  • Epsom and Ewell £568,810, up 1.3%.
  • Kingston upon Thames £594,498, up 3.0%, the fastest riser of Sutton’s neighbours. Now nearly £148,000 above Sutton.
  • Merton £612,681, up 0.5%. The £166,000 premium for crossing into Merton is the biggest single step on Sutton’s boundary.

Two things to know before you use the number

It is a mean, not a median. The UK House Price Index averages every sale, so a handful of large detached sales pulls a monthly figure up in a way a typical Sutton buyer never feels. It is a good measure of direction and a poor measure of what your street is worth.

Recent months get revised. The Land Registry updates each month as more sales complete and reach the register. When May was first published, Sutton’s average stood at £445,451, and that is the figure our own Sutton house prices page carried. The Land Registry now records May at £442,722, £2,729 lower. That page has been updated to the June release. Treat any single month’s headline, including this one, as provisional.

What it means for you

  • If you are selling a flat, the borough’s only falling segment alongside detached homes, price against the current record rather than a 2025 valuation.
  • If you are buying, the Croydon border is where the money is. £52,000 is roughly the difference between two council tax bands’ worth of house in the same commuter belt.
  • If you are remortgaging, lenders work from a surveyor’s valuation of your actual property, not the borough mean. A rise of 0.4% over a year will not move a loan-to-value band on its own.
